I read all the books about how to do it. They all leave out the most important part;;;;; where do you find the owner who has the right personality to let you make payments. The books all say to look for Desperate Sellers. As if you could ask their psychologist if they seem desperate or not.
The key is to find houses that are free and clear. If the house has a mortgage now, the chances are slim that the current lender will allow you to “take over” that loan. Without that , the carryback doesn’t do you any good.
I think you can do this. You’ll have to talk to 500 people.
